Carpet vs. Built-up vs. Super Built-up: Don't Get Fooled

Knowing which one you're being quoted on can save lakhs of rupees.</p><h3>Carpet Area</h3><p>The actual usable floor area inside walls — what you walk on. Under RERA, builders must declare carpet area.</p><h3>Built-up Area</h3><p>Carpet area + thickness of walls + balcony. Typically 10-15% more than carpet area.</p><h3>Super Built-up Area</h3><p>Built-up area + a share of common amenities (lobby, lifts, staircases, clubhouse). Loading typically ranges from 25% to 40%.</p><h3>Quick formula</h3><p><code>Carpet ÷ 0.70 ≈ Super Built-up</code> (assuming 30% loading).</p>
